I am excited to bring you this series — My Dirty Little Secrets for Buying a Home – featuring little-known tips and strategies that you can’t get anywhere else.

Buying a home can be confusing and even intimidating at times. That’s why it’s perfectly okay to find yourself outside of your comfort zone.

My goal with this series is to make you more comfortable and that starts with making you a more confident and knowledgeable homebuyer … with an insider’s edge.

Even if the weather isn’t cooperating quite yet - spring is on the way! Cheering up your home with some spring decor is the perfect way to prepare for warmer days and more sunshine. Here are some options to prepare your home for the next season!

ADD AN HERB GARDEN

While they may not last outdoors with the sporadic weather of spring, bringing potted herbs into your home and letting them soak up sunlight in a kitchen window is the perfect way to add life to your home and have access to fresh herbs while you’re cooking. 

THINK SPRING 

If you are all about DIY-ing, creating simple decorations can add a pop of seasonal color to your home. Take that pair of rain boots you don’t wear anymore and turn them into planters - add bright floral arrangements and use your new decor item as an inviting piece by your front door.

POPS OF COLOR

Neutral and sleek is all the rage right now, but adding a pop of color in your normal decor can add a cheerful touch to your home. Swap out your kitchen napkins or tablecloth with something a little bit more colorful, like soft blues or pinks. Small changes can do enough to make your home feel different without being overwhelming.

FLORALS ARE ALWAYS THE ANSWER

Whether or not you already include florals in your home decor, take the time to swap out or add something new that feels like spring. While fresh flowers are a great choice, consider picking up some faux florals for the majority of your decor and saving the fresh flowers for a centerpiece. Don’t be afraid to add pops of color, specifically yellows and pinks, to create a focal point for the room. 

TOUCH UP TIME

Is there a room in your home that is just feeling drab? Maybe it is dark and uninviting, or maybe it has white walls that have started to fade. While you are spring cleaning, consider adding a fresh coat of paint to a place in your home that needs a boost of light. Spring is all about being fresh and new, so your home should feel that way too!

Are you thinking about buying a home and just don’t know where to start? Before you even begin looking at homes, consider how much you may need to save to make the process as smooth as possible for you, especially in the long run. While there are situations where you don’t need a large down payment for a home, having one can save you money down the road. 

Saving for a down payment is slightly different than other large savings, like retirement. With those savings, you can set aside smaller amounts or invest the money. Because you will need your down payment sooner rather than later, those saving methods won’t be beneficial to you. Here are some steps to take to save up for your dream home!

1. Determine How Much You Need

There is a general rule of thumb in real estate, the rule of 28, that says your maximum mortgage payment should not exceed 28% of your gross monthly income. Sitting down with a mortgage lender will help you find out how much of a mortgage you qualify for based on that income. They will be able to tell you the recommended amount needed for a 20% down payment. Whether or not that is a requirement, a 20% down payment can get you a great price deal and reduce your monthly mortgage rate. 

2. Decide When You Want To Buy

The next step will be deciding when you want to buy. This will give you either a monthly or annual goal of how much money you need to be setting aside to reach that down payment goal.

3. Choose A Savings Plan

It it usually best to avoid stocks or other risky investments when it comes to saving for a home. Consider opening a regular savings account specifically for your down payment, and make sure it is an account you use for deposit-only purposes until you’re ready to make your down payment.

4. Check Your Budget

Saving a few dollars here and there can be easy, but saving thousands of dollars may take a little more practice. First, consider cutting back on your expenses. Check your budget for things you can go without. This may be difficult, but think about what you are saving up for! If you have the chance to earn additional income, devote that extra cash directly to your savings account. These saving strategies will not only help you to buy your new home, but can create life-long habits to help you continue to save money down the road.

5. Consider An Automated Savings Plan

Even after you have adjusted your budget, pulling that money out of your checking account and putting it into a savings isn’t always easy. Once you’ve determined how much of your budget will be going into savings, consider adding a savings plan to your bank account so that the money will automatically be sent to your savings. This can remove the temptation of spending what may look like extra money in your account and ensuring that it goes where it needs to. 

6. Save Your Big Deposits

Have you received a large sum of money lately? Maybe you just got married, or got a bonus at work, or that tax-return was especially big this year. Instead of spending that cash, deposit it directly into your savings account. This can reduce your savings timeframe and might have you ready to buy sooner than you thought.

Turn An Old Candle Into New Decor

Have you been collecting old candle jars with the intentions of doing something with them? Or do you have a few sitting around your house that you just haven’t tossed yet? Reusing and recycling is not only ‘in’ right now, but it is eco-friendly! Instead of tossing those jars in the trash, consider ‘recycling’ them yourself. Here are the 5 steps to turn an old candle into a decorative jar that you can use in any room of your home! 

What you’ll need:
-Chalk paint
-Sandpaper
-Superglue
-Small decorative knob (design of your choice)
-Clear wax
-Paintbrushes

Step 1: Remove any remaining candle wax

There are several ways to do this, but the easiest and safest way is placing your jar into the freezer for a few hours. Wax hardens and shrinks when frozen, so you will be able to pop the remaining wax out with a butter knife. Scrape any remaining residue off and clean out the jar with soap and warm water.

Step 2: Paint the lid with chalk paint

If you have a color scheme in your home, choose a chalk paint that will accent the room you plan to use your jar in. White is always a safe choice if you are unsure! Be sure to grab a small piece of sandpaper to use between coats if you don’t already have some on hand. This will help to create a smooth finish on the lid. 

Step 3: Cover the lid with clear wax

After your chalk paint is sanded and wiped down, cover the lid with clear wax. This will add the perfect finishing gloss to the lid.

Step 4: Attach your knob

Using superglue, attach the knob to the center of your lid. Let the glue dry and set completely.

Step 5: Fill with goodies and display

Whether you’re using it for cottonballs in your bathroom or candy on your office desk, your new jar is ready to show off!

How many carpeted rooms in your home appear clean at a glance? Even if you think they all look clean, those carpets may not be very sanitary. Spring is here which means if you have snow, it has likely started to melt - exposing dirt and pollen that can now be easily tracked into your house.  Carpets trap dust and odors and can attract mold when they absorb moisture. So often, we forget what our carpet could be hiding because it just doesn't look dirty. You want to make your carpet last as long as possible, and the only way to ensure that is by keeping your carpets cleaned and sanitized. Here are some steps to take to keep that carpet in the best shape possible, and as clean as ever.

1. Vacuum Weekly

Make a habit of vacuuming once a week, even twice a week in high traffic areas. While it is easy to rush through vacuuming, try taking it slowly to ensure your vacuum is pulling up as much dirt and dust as possible.

2. Use Door Mats

Door mats can help reduce the amount of dirt and dust being brought into your home in the first place. Use both indoor and outdoor mats and be sure to clean them when you vacuum each week. 

3. No Shoes, No Problem

It probably isn’t hard to believe that 80% of the dirt in your house is carried inside on people’s shoes. Ensuring that your family members and guests remove their shoes before entering your home will help to greatly reduce the amount of dirt and dust.

4. Treat Spots and Spills ASAP

To avoid permanent damage, make sure you are always cleaning up messes as soon as they happen. It can be easy to quickly wipe up a spill without really cleaning it, but spot treating to remove any residual mess is the best choice. It is much harder to remove a stain once it has set!

5. Vacuum Under Furniture & Rugs

It is easy to forget about the dirt and dust that collects under rugs and furniture. Aim to clean in those hidden spots monthly or bi-monthly.

6. Deep-Clean Your Carpets

If you don’t own a carpet steam cleaner, consider renting one for a deep-clean twice a year. The high-powered water extraction system will clean, disinfect, and sanitize your rugs and carpets to remove anything that regular vacuuming leaves behind. 

Keeping your carpet clean is a great investment for your home. By following these steps, you can prevent the need for carpet replacement for many years to come.

We all have that friend whose home seems to be spotless, no matter the time of day. You could swing by for a morning coffee or stop over for dinner, and it always looks like someone just cleaned. Can you imagine if your house could be like that? Well, it can! Tidy homes are created out of habit. Here are 5 habits of people with tidy homes, so that you too can have a house that looks like a magazine feature all the time.

1. Having A Schedule

Letting clutter accumulate is the easiest way to get a messy home. If you are waiting until the mess is unbearable, you’re going to be overwhelmed by it every time. By creating a cleaning schedule, you can manage the cleaning of your home instead of avoiding it. Create tasks for each day, like a day for dusting and a day for vacuuming, so you are doing a little bit of deep cleaning every day. 

2. Create Lists

Break down everything in your home that needs to be cleaned on a list. By creating a list, you will be able to cross off what you complete as you go. This visual helps you to stay on track and feel like you’re accomplishing your goals. 

3. A Place For Everything

Organization is the key to a tidy home. If every item in your house has its own home, cleaning will be much easier. This especially helps to prevent junk drawers or counters overflowing with random household items. 

4. Get Rid of Clutter

If a junk drawer is already overflowing in your house or you have a closet where you’ve been stuffing items with no other place to go, it is time to purge. Follow Marie Kondo’s advice and get rid of anything that doesn’t bring you joy - especially clutter.

5. Baskets are Best

While it is important to maintain organization when using them, baskets can be extremely helpful to organize and reduce clutter - especially if you have children or pets. While it is easier to manage our own clutter, it can be difficult to put every toy or childcare item away properly when we are in a rush. By having decorative baskets throughout your home, you can quickly clear out an area if you have guests coming over without scrambling to put all those items where they are meant to go. It is important to add basket organization to your cleaning list, that way they do not become just another 'junk drawer' of sorts. 

Work on creating these habits in your own home and soon enough, you'll be the one who doesn't mind when your friends stop by at any hour!

DIY Shiplap For $40

DIY SHIPLAP FOR $40

DIY SHIPLAP FOR $40

Thanks to Chip & Joanna Gaines, shiplap is filling homes across the country, and for good reason. Shiplap can give you a beautiful feature wall without having to choose an accent color you may not be crazy about in a few months. If done wisely, it doesn’t have to be expensive either. Here is a guide to create your own shiplap without breaking the bank.

What You’ll Need:
Nail Gun & Nails
Table Saw*
Compound Miter Saw*
Stud Finder
Underlayment Plywood
Construction Adhesive
1/8 Inch Tile Spacers
Spackling Paste
250 Grit Sandpaper
Paint (With Primer Included)

*Your local home improvement store where you purchase your plywood can typically cut your boards into planks if you do not have these tools at home. Make sure your boards will collectively be long enough to fit the wall you plan to shiplap.

Step 1: Prep Your Planks

Measure the wall you plan to shiplap and make sure you get enough plywood to cover the wall. You get to decide how wide you want your planks to be, but 6 inch planks are a great size for any home. Be sure to cut the final full-length planks into a variety of sizes so that you can achieve that staggered shiplap look.

Step 2: Hang Your First Row

Use your stud finder to locate the studs in your wall. This is where you’ll be nailing the boards in. Prep your first plank by applying the construction adhesive to the back of the wood. Lay that plank flush with your crown molding to ensure your planks will lay straight on the wall. Once in place, nail the plank twice, once on top and once on bottom, along the stud that the board is covering. Fill in the top row with as many pieces as needed.

Step 3: Use Your Spacers

Before placing the second row, use your spacers to ensure there will be an equal gap between planks. Be sure to do this for each new row of planks.

Step 4: Fill Nail Holes

Use your spackling paste to fill in all the holes you’ve created. Once it has dried, you will need to sand down the hardened paste to create a flush surface with the wood.  

Step 5: Time For Paint

If your paint doesn’t have a primer included, be sure to prime the wall first and then apply your first coat. Use a second coat if needed!

You now have the perfect focal point in whatever room you’ve added your DIY shiplap wall to, all for the price of a week’s worth of coffee!

Durable Kitchen Floor Options

Kitchen floors get put through quite a lot! Between all of the dropped utensils, the spills and drips; being one of the most used rooms in a home, your floors need to handle kitchen hazards and look good doing it. A large variety of floor materials won't be an ideal fit for the kitchen because of this. Below, I'm listing my favorite kitchen floors that help with maintaining low maintenance, and keeping a balance between style and functionality. 

CERAMIC TILES

Ceramic tiles can be a great fit for the kitchen because they are resilient, hard, and impervious to stains and water. It also helps that they are resilient to heat and breakage, under normal conditions, that is. They came in a variety of colors and even faux finishes to add a beautiful, yet smart, addition to your kitchen. 

DURABLE CONCRETE

Concrete is a great option for ground level kitchens and are a long lasting option for homeowners. Sometimes, concrete slabs may have already been placed beneath your existing flooring. The surface of it can then be polished or stained to provide a stylish look for your kitchen.

NATURAL STONE

Natural stone is a hard rock that allows it to remain durable and long lasting. The only drawback to stone is that it is porous, which makes it susceptible to water and liquid stains. This can be avoided with an annual application of chemical stone sealer, which simply provides an invisible coat of protection.

HARDWOOD

Hardwood can be tough to work within a kitchen because the material is porous and relatively soft. However, if you like the look of hardwood in a kitchen, you'll just want to have it treated with a quality polyurethane-based finish. Keep in mind, it will, overtime, take on a more aged look. If you find character and personality in imperfections, then hardwood will work great for you.

BAMBOO

Bamboo has a similar look and feel to hardwood, and can be a great alternative. It is a harder and more durable material that helps it become more resistant towards moisture and water damage. The only drawback? It's tough to refinish them because there is no direction to the natural grain.

LINOLEUM

Durable Kitchen Floor Options

Made popular about 50 years ago, linoleum seems to be making a comeback. Linoleum is made from all natural linseed oil, which makes it pretty environmentally friendly. They're also pretty easy to clean and maintain. If it is properly cared for, it can generally have a lifespan for upwards of 40 or so years. However, if it is immersed in water, it is highly susceptible to damage. Be sure to avoid basement quality linoleum in your kitchen or they will begin to curl when faced with humidity. 

VINYL

Vinyl is a great and affordable kitchen flooring option. Their lifespan generally tens to run around 7 to 10 years before they start showing significant signs of wear and fade. Vinyl is man-made and is nearly impervious to water issues, stains, and other damage. It is also very easy to clean.

Newlyweds are saying "I do" to each other, and equate to over half of first time home buyers that are also saying "I do" to their dream homes. It makes sense! When you put two hearts together, the time comes to find a home to nourish that love. A home that brings two of your places together, and makes it one. If you and your spouse are ready to fall in love with the perfect house together, here are five tips to make sure the process goes smoothly, and you come prepared.

1. YOUR WEDDING BUDGET: Your wedding is a one-time event that shouldn't be less than what you'd imagine. It's a beautiful time to put all of your dream pieces together. However, it's best to sit down and find out ways you can shift the budget to help with your down payment for a home, if you plan to purchase. The average couple spends a little over $20,000 on their wedding. Even a savings of $5000 from your wedding budget can help with owning the perfect home. 

2. WEDDING GIFTS: Wedding bliss comes with wedding gifts. Let's admit, one of our favorite times during the wedding season is all of the gifts that come pouring in! Have any friends or family pitching in cash? Save that to put towards your down payment. And depending on the generosity of your gifts, you can even open an account dedicated to your down payment, that friends and family can gift to. 

3. GET PRE-APPROVED: One of the least brought up conversations in relationships is the credit and financial history of your soon-to-be spouse. Get together with a lender to go over both of your histories to know what needs to be done to put you guys in a position to own together. In some cases, only one person can get approved, while the other can't. If you want to put both of your incomes toward the cost of the house you want, talking to a lender early on can ensure you are prepared to make the right moves.

4. THE RIGHT AGENT: That's where I come in! For starters, I can connect you with a lender to ensure you guys are being watched over from the best recommendations. And it's an absolute joy to take the stress out of buying a home for my newly wed couples. We all know how stressful, although joyous, a wedding can be. 5. NOW THERE'S TWO: Although some spouses are a match made in heaven, loving and adoring the same exact things, often times that's not the case with most couples. You still are your own persons, and have your own tastes. This is where the first step to comprise really begins. Spending a good bit of money on a place you both will love and call home. A happy marriage starts with a happy home, so be sure you both are considerate of each other's wants and needs in style and location, so you both are happy with the home you end up getting.

Are you getting frustrated that your home hasn't already sold? Has it been sitting on the market with little to no showings, while houses nearby are going under contract almost immediately? We're here to tell you, the solution is simple: lower the price! I know, I know, you probably already heard this from your agent and thought that it was worth the price you wanted. But the truth of the matter is, the market is hot. It's at the hottest point it has been in a long time, and if your home isn't selling in today's market, and your agent is working their butt off to market it, then the price is too high.

Who doesn't want to sell what they own, and cherish, for the most they can get? And your agent wants to sell your home for top dollar as well! But if you still haven't received an offer in such a strong seller's market, it's time to sit down with your agent, reevaluate your motivation to sell, and talk about a new price. Do you have goals when it comes to moving? A new house, a new state? That's awesome! So if you want to move forward with your life, cut out the stress of slowing down your sale, and make the best decision to ensure your home can get under contract. And keep in mind, there is a highly likely chance, that by pricing lower than market value, you can anticipate a bidding frenzy that can get you even more than you anticipated. Supply and demand, it works wonders when you let your agent play the numbers to get buyers in a frenzy for your home. Drop it down to what your trusted agent recommends, and you'll be putting your best foot forward in your market.
